Before we begin drafting paperwork and marketing your property or development, it's important for us to sit down with you, listen to your desired outcome for the sale, express what our firm and agents can offer you, and develop common goals. We will obtain any and all relevant financial documents, as well as plot plans, permits, environmental screenings, development proposals, and more. Our extensive real estate expertise, combined with knowledge and research of the local area and information discerned from the property- or development-related documents, will result in a tentative opinion of value.
Early documents will include at confidentiality agreement and teaser marketing brochure. The confidentiality agreement will be signed by all prospective brokers and buyers and ensure the information we provide them is kept confidential. The teaser marketing brochure will provide a brief description of the property, including unique aspects of the property and key numbers. This material will be distributed to our network of top brokers, property managers, real estate investmenr trusts, real estate investment funds, and institutional investors to generate early interest and begin scheduling showings.
Custom Offering Memorandum
The Carucci Group's custom and comprehensive offering memorandum will contain all the necessary facts of the property or development and the local area. This document will only be distributed to pre-screened buyers who have submitted a confidentiality agreement and pre-qualification documentation. The document generally contains the following:
- Title page with primary property or development photo
- Table of Contents
- Overview, containing property description, location/market information, financial summary, and other key aspects of investment
- Exterior, interior, and aerial photographs
- Street and regional maps
- Assesors and zoning maps
- Property details charts (land use, parcel ID, stories, lot size, tax assessment, mechanical systems, utilities, etc)
- In-depth Marketing/location review, including major local attractions and developments, travel summary, and demographics
- Financials (current or prospective rent rolls, income and expense data and pro-forms)

Offers, Evaluation, & More
The Carucci Group will schedule and conduct property tours and call for offers. We will confer with you, the seller, about these offers, helping you screen them based on their financial strength, sources of equity and funding, current investment holdings, prior investment history, and development experience. We will help you form counter offers, negotiating and confirming the price and terms of the final agreement. We will assist you and your counsel with the preparation of the Purchase and Sale Agreement and accomodating the buyer's due diligence period and activities.
